We are a veteran owned and operated business specializing in home remodel and repair. The owner has over 20 years of experience in the construction field . We are a small company that typically employs two to three personnel. We also work with sub-contractors when the job requirements are outside our trade capabilities or to be timely in completing large projects. Typically, small projects are completed then paid in full upon customer approval of the work. Larger projects require a minimum of half payment to start work in order to cover high material costs. We are bonded for the customer's protection. On some occasions, when material costs are particularly high, a deposit of more than half may be required. Small projects will incur a service call fee of $30. If the project takes only a few minutes, there may be no further charge for work completed. We are always glad to visit and discuss your project ideas free of charge. We have a wide variety of samples, color charts and pictures to help our customer's visualize potential ways to meet their home improvement goals.

One of the most important elements of success in any building project is spending the time to understand exactly what the customer's needs and wants are. Great communication through all phases of construction will make the difference between just completing the work and having something that the customer is truly thrilled about. At 221 Construction, the word value has two meanings. First, we value you as our customer and intend to do "whatever it takes" to make the completed project the way you want it. Second, we want you to be able to recognize value in the end product. It's our goal to make sure that all of our customers, if asked "would you do it again the same way & would be able to answer "Yes" absolutely" . 221 has a long history in: Residential and Commercial Management, Construction, Remodeling, Insurance Fire and Water Restoration, Facilities Maintenance. No job is too small or too big. We consistently meet or beat our promise date for completion, we work within your budget. All work is guaranteed & we gladly provide references. Our dynamic team has a wealth of knowledge and experience along with the skills that will be put to work for you to ensure that your dream becomes your reality. One of our clients stated: "We really lucked out when we found 221, They helped us stick to our budget and guided us through the biggest project we've ever done. You won't find a harder working, more respectful, conscientious and quality focused bunch of guys anywhere. We won't go to anyone else" Mark H., Kansas City, MO. Free inspections, Free estimates! Locally owned and operated. Licensed and insured, 20 yrs of references.

"I should have listened to other reviews. Seems they are really great with some people, but others leave feeling ripped off. I was in the latter group. Paid $4,000 for "plans" that are incomplete and worthless. We told them our budget was $35,000 for a remodel job. They said they could do it for that, but then only produced floor plans (without engineering, plumbing, or material cost) and refused to get started until we approved just the floor plans. After clicking approval for the floor plans, they gave an overall estimate for $73,000. They refused to ever give a cost itemized. When we asked for them to fix the plans, they refused saying we agreed to the plans. So basically they charged us a ton of money to draw up plans for a $35,000 budget, wouldn't give us complete plans, and then said it would be twice that much to do what they drew up. I'd call that a clear case of bait and switch. I can't say they will treat you like they treated us, but if our experience is what they do even a 10th of the time, you've got to ask yourself if you'd risk paying for something that is worthless only for them to tell you that it would cost you twice as much as you can afford."

"We were VERY pleased. Todd came to our house about an hour after we called, even though we called late in the evening (about 10:00pm). After vacuuming up the water, he set up blowers to "float" the carpet to aid in drying out the pad and the carpet itself. He said it would take about 6 days to completely dry everything out. He came back every couple of days to test the pad and carpet for moisture, the concern being that the pad wouldn't dry out and would start to smell, in which case he would remove the pad and look at replacing it. Luckily, the pad and carpet dried well. Todd tacked the carpet back down and retested the wall for moisture before leaving. The room looked as good as it had before the broken pipe. We were impressed at how fast Todd responded to our call."

Dry rot, water or pest damage major repairs FAQs

It's impossible to prevent every instance of water damage, especially from extreme weather or river flooding. However, you can take steps to minimize the risk:

  • Inspect appliances and plumbing fixtures monthly for leaks and related issues. Ensure hoses are free from drips, and check the sealing around tubs and showers, caulking if necessary.

  • Hire a pro to inspect your home's plumbing, roof, foundation, and more each year.

  • Improve drainage around your home: Extend downspouts away from the foundation, enhance yard grading, and consider installing a sump pump to reduce flooding risks.

  • Keep gutters and downspouts clear of debris and stay on top of cleaning tasks.

  • Install leak detectors and automatic shutoff valves: These devices can alert you to leaks and prevent extensive damage.

  • Winterize your pipes to protect them from freezing temperatures, which can lead to bursting.

Homeowners insurance generally covers water damage from sudden and accidental events, like burst pipes or unexpected leaks. It typically doesn't cover damage due to neglect or poor maintenance. A home warranty covers breakages from normal wear and tear on appliances and home systems but doesn't provide structural coverage like homeowners insurance. It's essential to review your specific policy details and contact your insurance company to understand your coverage. Thoroughly documenting the damage with photos and videos can simplify the claims process and improve your chances of a favorable outcome.

A water-damaged home can take around five days to dry, though this depends on the damage. As for dedicated cleanups and repairs, it goes in phases, with water extraction taking at least three days and full restoration taking weeks or even months. Replacing drywall, plumbing fixtures, and electrical components can take a few days as well.

After water damage, you may need to replace porous items that have absorbed water and can't be thoroughly dried or sanitized. Materials like carpets, upholstered furniture, wall insulation, drywall, and other absorbent items often require replacement. Water can cause these materials to deteriorate and become breeding grounds for mold, posing health risks. It's important to assess all affected items and consult with a professional to determine what needs to be replaced to restore your home safely.

Detecting mold behind walls can be challenging, but certain signs may indicate its presence. If you notice discoloration, water stains, or peeling paint on your walls, mold could be growing underneath. A persistent musty odor is another strong indicator of hidden mold. Additionally, experiencing unexplained health issues like frequent sneezing, coughing, or eye irritation in specific rooms may signal mold growth. In such cases, it's advisable to hire a professional mold inspector to assess and address the problem promptly.
