"Everything seemed fine at first and the estimate was priced low to get the job apparently. Andy was nice and cordial and seemed trustworthy. His crew showed up early ready to work but unfortunately, they all looked like illegals and only one of three spoke English. They broke the entire concrete corner off the steps to the porch and the railing and then balanced it back in place and then pretended nothing happened, the wrought iron got damaged in a couple other places as well. The original estimate was for $1,400.00 at the end of the day Andy showed back up and hit me up for an additional $ 994.94 without any warning about the price going up in advance. So, they did get the job done but it certainly was not perfection, and the original estimate was more in line with their skill level and quality of their work, I was irritated about the massive price increase and finding the broken things after they were gone. "

Custom One must fix the ventilation for front bedroom/ entryway that is no longer working properly. Custom One shall properly repair all drywall downstairs damaged by their contractors during construction, to include, tape, texture, and finish paint or shall refund client in the amount of $500. Custom One must properly backfill and finish concrete inside hot water closet after final plumbing inspection or refund client in the amount of $300. Custom One will properly and professionally re-install vanity light fixture centered above vanity or refund client $200. Custom One shall properly secure floor decking upstairs- specifically in bathroom area before finishing flooring in this area. Converting a garage is worth it because it can significantly increase your home's value while providing additional living space for your family or guests. Adding a bedroom or bathroom enhances your property's appeal to potential buyers, and creating a guest suite or apartment can even generate passive rental income while you still own the house.
A garage conversion can take between two and six weeks for the construction work, depending on the size and complexity of the project. A garage conversion counts as living space when it meets certain criteria. The converted garage must be attached to your home and include permanent features like proper insulation, finished walls and ceilings, and adequate ventilation. It should be suitable for year-round living, with heating and cooling systems to maintain comfortable temperatures in all seasons. Meeting these standards allows the converted space to be included in your home's total square footage, potentially increasing its value.
In most cases, you do not need to hire an architect for a garage conversion. An experienced garage conversion contractor usually has the skills to help create your desired design and ensure the project meets building codes. However, if your conversion involves complex structural changes or a large-scale redesign, hiring an architect can be beneficial. An architect can provide detailed plans and oversee the design to maximize space and functionality, ensuring the conversion aligns with your vision and complies with all regulations.
