"Brian came over after we had talked with several contractors about a concrete porch underside (in basement room) and one of those contractors made us think the concrete was in such a bad state of "imminent failure" that it needs a full replacement. So, while we continued to get quotes for a full replacement, we also asked a retired architect friend to give his opinion. He did not think concrete was so bad and he was glad we were having a structural engineer (Brian) coming over a few days later. Brian explained why he did not think the concrete was in need of full replacement (very expensive!) and also the damage was not a foundation/structure integrity issue (not "imminent failure"). We had spoken to several contractors and the cost to fully replace is upwards of 15-20 thousand dollars. From the state of the concrete, Brian did not believe the "symptoms" warranted a full replacement and that the more likely issue was simply that we never "sealed" the concrete with epoxy (and only painted the concrete porch). Given the sky-rocketing costs to do any home repairs, it seems more reasonable for us to do first level repair (not replace) that Brian suggests. Brian's honest and informative consultation (for free!!!) is piece of mind and a HUGE savings. We greatly appreciate Brian coming over to educate us - on his own dime. We will definitely ask Brian to come over again if/when we think we need an honest assessment of our home foundation needs."

Most pros can remove an old door and hang a standard replacement in half a day. If you need structural repairs, electrical upgrades, or a custom setup, expect the job to stretch to a full day—or up to three days in complicated cases. Door type, project scope, and any add‑ons such as framing or smart‑tech wiring all extend the timeline. A quick visit from a garage‑door installer will pin down a schedule that fits your specific space.
You can swap out a door without touching the existing tracks, but only when the new panel matches the old one in size, weight, and style, and the rails are rust‑free and straight. If the tracks show dents or heavy wear, replacing them is safer and often saves headaches down the road. Let a pro confirm compatibility before you order your door; they’ll tell you whether reusing the tracks is smart or a false economy.
Most garage doors last 15 to 30 years. Material, climate, and upkeep make the difference. A steel model can deliver 15 to 20 years of reliable service with regular lubrication and rust control. Well‑maintained wood doors often push past 20 years and can hit the 30‑year mark, though they demand more sanding, sealing, and repainting. Regardless of material, harsh weather, heavy daily use, and skipped maintenance can shorten the lifespan considerably.
Converting a manual door to an automatic opener typically runs up to $2,000. That price covers the motor, remote or smart controls, and the labor to wire everything safely. Beyond convenience, an automatic system boosts security by letting you monitor and lock the door from your phone. Before installation, a licensed pro will examine your existing door and tracks to verify they can handle the added weight and torque—an essential step for smooth, long‑term operation.
