          Comment: The primary dwelling is constructed on a raised foundation with perimeter concrete footings. The interior of the crawlspace framing system is constructed with cripple walls, girder beams and a pier and post support assembly. Upon our inspection of the perimeter concrete foundation we observed severe spalling (deterioration) along 35 linear feet of the western perimeter. Large gashes and crumbling is present in the concrete foundation which is structurally compromised. The concrete is no longer waterproof and inadequate for structural support. Unfortunately this portion of foundation has reached the end of its useful life and is not salvageable. We recommend replacing this portion of perimeter foundation with new concrete foundation to safely support the structure. The remaining perimeter appeared to be in adequate condition, however (2) vertical foundation cracks that are less than a 1/4" wide and are not of structural concern were observed. We recommend repairing these cracks by applying Simpson Set-XP epoxy and the installation of Simpson HST-2 straps. Moderate efflorescence was observed in perimeter foundation walls. Efflorescence is a powdery deposit of salt visible on the surface of the masonry and occurs when water leaves behind salt deposit. We recommend monitoring drainage issues during rainy season and/or consulting with a drainage specialist to mitigate moisture issues along foundation walls. Original foundation anchor bolts were not observed in foundation walls, and are missing to prevent damage in a seismic event. Foundation bolting and retrofitting is recommended to protect the home during an earthquake. Upon our inspection of the pier and post support, we observed approximately 30 linear feet of girder beams to be undersized, leaning, cracking, or shimmed, and (11) of the supporting concrete piers to be disconnected, undermined, and or leaning. It is recommended to replace the failing girder beams to full sized 4"x6" beams, and the failing pier
