I had a complete tear-off to deck (2 layers) and several replacement skylights. Excellence Roofing gave me a competitive bid (not the lowest, but nowhere near the highest) I had 6 contractors providing proposals, although one of them never got back to me. Excellence Roofing had my confidence, and they got the job. From start to finish, Sal and his team performed to the integrity that was promised. I was kept informed and consulted throughout the job. I could see the attention to detail given by all. The job was completed in the expected timeframe, and passed inspection with no issues. Actually, the inspector commented on the quality of work. "When last year's hail and windstorm damaged our roof, we knew it needed to be replaced. We took our time interviewing five different roofing contractors. After narrowing it down to the last three, we chose Bulldog over the other more 'well-established' roofers because of how thorough Bulldog was with every single detail. Filing an insurance claim can be overwhelming, but Darby and Tyler met our insurance adjuster on site and then spent a lot of time helping me understand the insurance estimate. Once Darby and his crew showed up on site, it was like a swarm of bees took over our property. Every person, to the person, was motivated and focused on our job. Incredibly professional and polite and after each day, they thoroughly cleaned up the job site as if the property was their own! Darby was there during the entire 4 day job watching every detail of the work and was always available to answer questions. It was clear that he had the respect of his crew and that surely was due to the respect he had for them. To watch the way he interacted with his crew was really amazing. He wasn't just managing our project, he was managing the people that represent him and the company and it was clear that he admired and respected the work they did. Flat roofs should generally be recoated every three to five years, depending on the climate. Since they don’t have a slope to help them avoid rain and sunlight, they wear out more quickly than a pitched roof.
If you have an EPDM rubber roof, it likely resists weather damage already and shouldn’t ever need to be recoated. Many roof coatings don’t work on EPDM roofs either, so make sure to double-check with the manufacturer before applying any. If your EPDM roof starts to leak, you’ll usually have to apply a new layer instead of resealing it.
Most homeowners insurance policies only cover roof damage caused by single, specific events, such as fires, stormy weather, or falling trees. Homeowners insurance usually doesn’t cover roof coating or sealing since these are routine repair jobs that come with normal wear and tear.
