"My elderly mother is partially blind and disabled. On November 1, 2021 her washing machine broke leaking water in her home. In desperation she called rotor rooter. Roto rooter came out, stopped the leak, and put dryers in and left. They returned a few days later to remove the dryers. The technician quoted my mother a cost of about $3000.00. My mother signed a contract but could not see what she was signing. After Roto rooter Reno removed the dryers they sent a bill to my mother for $9000.00. The contract she signed stated Roto rooter would remove walls, roofing, insulation, baseboard, tile etc. Roto rooter didn’t do any of those things. Roto rooter is price gauging and took advantage of an elderly disabled woman. Roto rooter technicians were in the home no more than 3 hours total. First my mother did not have capacity to enter into a contract as she couldn’t see what she was signing. 2 Roto rooters technicians told her the cost would be about $3000.00. 3 Roto rooter did not do the work in the contract. I believe Roto rooter is commuting elder abuse and fraud."

"Bought a new house. They were the plumbing contractors. Their workmanship is horrible. We have low flow in the house as well as the outside spiket. Chuck, the owner has come out several times but without tools or to do anything! He always has a sob story as to why he can't do any work--not feeling well, employee hurt, employee stole his van/equipment etc. He stopped answering our calls and will not contact us. He just left us with a mess and the builder is not helping either. We have a house that Is valued at $700,000 that spits out water. The flow is so bad that you can't hook up an outside sprinkler to water the lawn or washing your car is like using a straw to rinse. I would not recommend this company for ANY plumbing needs. L and I also shows he has been fined in the past for using unlicensed employees for plumbing work."

Harts is also a proud sponsor of the Tacoma Rainiers!

"I needed a valve replaced on my 6-year-old hot water heater. Harts Services tried really hard to convince me to buy a new hot water heater instead of just fixing the valve -- they wanted to turn a $300 job into a $3000 one. Getting them to do the work they said they'd do was like pulling teeth. They inspected the plumbing under my house and found leaks but refused to fix just those pipes. They wanted to repipe the whole house instead, to the tune of ~$30k. They offer a maintenance inspection service which sounds great but now I know that if they found small issues they either wouldn't report the problem or would refuse to fix it. They advertise that their customer service is amazing but you'll have to argue with them. I hate to think of all the people they've hustled."

At Jim Dandy we strive to provide property owners with exceptional sewer and plumbing services that enhance a safe, healthy, and comfortable environment. We treat our customers and their property with integrity and respect and aim for excellence in all areas, including our outstanding customer service. We are committed to fair and honest pricing. Furthermore, our sewer plumbing technicians are not commissioned salespeople. When you call Jim Dandy Sewer and Plumbing contractors we give you a ball park price for plumbing and sewer services over the phone. Our technicians will arrive at your home prepared to fix your drain, repair your sewer line or clear your clog. We will not attempt to up sale you for services you do not need. Unlike our competitors we do not offer free estimates, because we know that this is just a ploy used by our competitors to get into your home so they can sell additional services to you that you may or may not need.

"I asked them to locate the septic tank. They failed but they offered to try to replace the septic line for $9,000. When I said I needed another opinion they offered to unclog my slow-draining septic system with a snake. They said it might not work but they would try if I wanted them to and it would only cost $700+. I agreed. They ran their snake through the system and got it stuck in the septic tank. They could not pull it out so they asked me if they could cut it off inside the house. They said it could be pulled out from the other end through the septic tank but they could not do it because they are not licensed to work on septic systems. Why did they run a snake through a septic system? I had to let them cut the snake. They could not leave their machinery with me. They offered again to replace the septic line for $9,000, this time to get the snake out. I declined. The snake is so stuck in the septic line and tank, multiple septic companies said they cannot remove the snake, and left in the line it will clog the line and I will have to connect to the sewer. That, with landscape repair, could cost $50,000. Jim Dandy claims their work order says they are not responsible for disabling my septic system and they don't want to discuss it. A septic company found the septic pump failed and is the actual cause of the problem. The septic line was never clogged. It is draining with the snake in it. The septic company said they are "blown away" that Jim Dandy snaked a clay septic line. They said it's thinwall clay pipe that is easily damaged. They don't think they can remove the snake from the septic line without damaging the line. Jim Dandy has a hydro jetting service that could have worked and not damaged the system but they never offered it. They charged me $800 to snake the line and disable my septic system."

We are a family owned and operated Handyman Company. Licensed, Bonded, & Insured If you want to know if we can do it....just ask.

"Started deck over two years ago. Did not complete installation of lighting on deck, customized steps, and secure safety issues with loose boards and unsecured railing. Left flush mounted lights without securing with screws. Met with Mr. Meadows in mid June and he said deck would be complete this summer. No screws in half of flush mounted lights. One flush mounted light busted and would not work. One light is not flush mounted as the others. I sent texts month of July and August 2018. I sent email requesting response. I also phoned to request schedule of completing light installation so I could get ready to paint deck. He has not responded at all. He has totally abandoned this project. Very disgusted with his services."

Water treatment & purification system installations and replacements FAQs

Water softeners consist of three main components: a mineral tank, a brine tank, and a control valve. In some smaller units, the mineral tank and brine tank are combined into one cabinet.

Professionals install whole-home systems at the point of entry of the main water line. Smaller units are installed under sinks or near a washer—these units only soften the water for that fixture, not the entire home.

  • Mineral Tank: Hard water passes into the mineral tank through resin beads, and an ion exchange occurs. Magnesium and calcium ions are exchanged for sodium or potassium ions from the brine tank.

  • Brine Tank: The brine tank contains sodium or potassium to recharge the resin.

  • Control Valve: The control valve determines when to clean the resin beads.

Choosing between a salt-based or potassium-based water softener depends on your priorities. Salt-based systems effectively remove hard-water minerals, regenerate efficiently, and are cost-effective. However, they may not be ideal for individuals on low-sodium diets. Potassium-based systems neutralize minerals without removing them and regenerate more frequently. They are more expensive but offer a healthier and more environmentally friendly option. If sodium levels are a concern and cost isn't a major factor, a potassium system may be the better choice.

To calculate your water softener's capacity, determine your grains per gallon (GPG) number by:

  • Multiplying the number of people in your home by 90. The average number of gallons used per person for washing, drinking, and cooking ranges from 80 to 100 gallons per day.

  • Multiplying that result by the hardness of your water. The average grains per gallon in the United States is 10 but can range from 0 to 17. You can find your GPG number by purchasing an at-home water testing kit.

Installing a water softener takes between two to four hours on average. The exact duration depends on the complexity of the unit and whether additional plumbing or electrical work is required. If modifications to existing pipes are necessary, installation may take longer. Preparing the installation area by clearing any obstructions can help streamline the process.

Water softeners can last up to 25 years with proper maintenance and care. The lifespan depends on the type and quality of the unit you choose. Single-tank electric water softeners may last around 12 years, while higher-quality models tend to last longer. Regular maintenance, such as routine inspections and timely replacement of salts or potassium, helps extend the life of your system. Most water softeners require minimal repairs over their lifespan.
