6 employees. Uses Licensed subs for irrigation, lighting, brick work and carpentry. You plant around your design, not design around your plants. Confusing? Upon meeting with a new client, most people will typically tell me of their favorite plant(s). Putting plants in the lead position of the design process will guarantee you a landscape that resembles your neighbors and every other house on the street and across the community. It’s like determining the colors you will use in your new house and you haven’t yet designed the house! Like colours, plants are a medium. You must provide context in order to give meaning. This is the hardscape or ‘bones’ referred to in garden literature. Be it a simple graveled path, a grouping of boulders, or obedient deference to existing topography, this is what will provide year-round interest. It is also the framework that will suggest and therefore help you choose which plants and their placement. The end result is an aesthetic and harmonious integration of hardscape and softscape elements. The Walkabout Way acknowledges the on-site environmental realities (ecozone, drainage, sun, shade etc..) and integrating these along with the clients desired outside intentions (active/passive use) as the basis for formulating a design theme. The end result is a naturalistic approach that is environmentally and ecologically sensitive, yet aesthetically pleasing regardless of the season.

"In August 2022, after hearing about DFW Improved on a home improvement radio show, we entered into two contracts with them for a roof replacement and interior water damage repair. These contracts were based on insurance-approved scopes following the 2021 ice storm. DFW Improved began the roof replacement project first. Following the replacement, the roof continued to leak due to their failure to replace the flashings. Despite corresponding work items in the insurance scope (confirmed later by the insurance adjuster's email), the DFW Improved salesperson insisted that flashing was not part of the roof. He threatened legal action if further payment was not made. Prior to this, they presented two identical model shingles as choices, which their own roof subcontractor on-site disclosed. Upon our inquiry via email, instead of addressing the issue, the salesperson accused us of defaming their company. Furthermore, they quoted $900 for a non-existent siding hole and estimated $25,000 for a bookcase, which their own designer valued at $6,000 to $7,000. While the roof leaking issue was still unresolved, DFW Improved began interior work. Instead of submitting the agreed supplement request as agreed, they skipped necessary steps to cut water-damaged drywall. To prevent wasted effort, we instructed workers to stop. The salesperson responded, stating that workers would not proceed with any work not approved by insurance. However, he emailed the insurance company claiming that the work had already been completed, causing significant confusion for us. During the halt period, we sent out numerous issues such as broken air pipes, cracked roof rafters, missing insulation, roof holes, missing felt paper, and a leaking roof. However, we received no response other than prevaricate explanations and demanding for money. We escalated to the DFW Improved upper manager who responded that they are their best team members and disregarded our request for an alternative project team. DFW Improved abandoned the projects and warranties, and initiated separation in December 2022. Both parties engaged in negotiations over separation costs. During this process, DFW Improved unexpectedly sent four individuals to our house, claiming to inspect texture work and demanding payment. Subsequently, DFW Improved placed a lien on our house, and their lawyer sent a demanding letter stating they would auction our house and (quote)“sue Vigorously” if payment was not made, despite the mediation/arbitration clause clearly outlined in the contracts. Under this pressure, we filed a claim in Tarrant County Small Claims Court, where the lien was placed. Later, their lawyer filed a motion to transfer the case to Collin County, where DFW Improved is based. We refused to comply with a demand for $5,000 and the confidentiality requirement during mediation. DFW Improved filed a new case simultaneously in the higher Tarrant County District Court, demanding a new amount of $59,845 and seeking to enforce the lien, providing no explanation for this amount. According to their co-owner's email, their accounting book calculated that we owed them a total of $1,260 (detailed below). During pre-mediation discussions, their lawyer attempted to justify their request for $8k, citing that a significant portion was allocated to attorneys' fees. We did not engage their lawyer to send us a threatening letter containing false statements about suing us without mediation. Their lawyer also declined $65 public mediator service provided by the Tarrant Small Claims Court. Additionally, they unilaterally escalated the dispute to a higher court. We have never been late with their payments. In fact, DFW Improved made a math error by crediting the blind work twice. When we brought this to their attention, DFW Improved spent extra time correcting the invoice, and their salesperson initiated an internal investigation. Any delay was certainly not caused by us. DFW Improved filed a lien attempting to collect the costs again, despite already receiving payment. See the invoice they submitted, which completely overlooks the $35,895.76 payment we made (supported by our bank transactions). —-------------The payment schedule on the contract has major math errors—--------- Payments for the work are due as follows: Contract Total $ 194,972.33 $ 19,497.23 deposit is due at initial design meeting.(10% of the Contract Total) 20% of the Contract Total is due at the preconstruction meeting. 30% of the Contract Total is due at start of drywall repair. ←– we requested halt at this phase and according to texas property code Sec. 28.003. "Everything went great! They came and cleaned out the flowerbed, put a stone border around it and my tree, Dug up all weeds, put down weed barrier and planted two new rose bushes and 4 other plants. It looked great! I texted about a month after they finished and asked where they had gotten the plants because some weren’t looking too hot (they have since revived) and asked about the weed barrier because I have weeds growing up around the edges and in a few other places. I was told that they would come out that Saturday. I waited all day and no one. I got busy and a couple weeks went by. I texted again with a picture of the weeds. I was told they would come this past Monday. Still waiting. I really want to give them 5 stars because the initial work was done while I was in the hospital so everything g was done via text. I just can’t because I’ve been waiting 3 weeks for them to come clean it up and make sure there is weed barrier all over."

Land surveyings FAQs

You can search for local land surveyors online and ask for estimates. Check their reviews or ask for references. Before hiring, make sure they provide their license and insurance information.

A land survey report defines your property's exact boundaries and includes details like dimensions, topography, utility locations, easements, and any encroachments. This information is crucial for legal and construction purposes.

If your land survey report is found to be inaccurate, you must immediately take action by contacting the original surveyor and seeking a second review from an independent inspector. Verifying measurements and documentation protects your property boundaries and prevents potential legal disputes. Rechecking the survey ensures that any discrepancies are corrected promptly to secure your property’s legal status against future conflicts.
